A 'next-gen' co-living project finds a home in Prague's Holešovice district

The Czech capital's newest residence sets its sights on international students and young professionals.

A unique student housing project has just opened its doors in Prague's Holešovice district. Promising "next-gen student living," THE FIZZ occupies a brand new eight-storey building and offers 539 single, double, and twin apartments to Czech and international students.

THE FIZZ brings a new concept in student housing to Prague, very different from the spartan kolej experience that Czech students may expect. The project is managed by International Campus Gmbh, a company that has developed and managed similar student housing and co-living projects in Germany, Austria, and the Netherlands. The goal is not just to provide accommodation, but to create spaces for living with an active resident community.

"Prague is a city of over 400,000 students, where demand for student housing falls far short of the supply," says THE FIZZ's marketing manager, Sarah Batke. "Of those students, 10% are international students - who are most suited to our concept."

THE FIZZ prides itself on its uncomplicated, digital booking process. Potential tenants can view the complex and compare rooms of different categories online, via a comprehensive 3D tour. The prices are all-inclusive, and there are no hidden charges. The application process is simple; apartments can be selected and reserved online, by means of a digital tenancy agreement, thus providing international tenants complete peace of mind before they even set foot in the city.

All aspects of student life have been taken into consideration and reflected in the design of the building. The project contains large study spaces, a secure bicycle storage area, large community kitchens for preparing shared meals together, and a “laundry lounge” with foosball and ping pong tables to keep residents entertained while they wait for their spin cycle. "Our concept of living fits perfectly into local student life," says Batke.

Each apartment in THE FIZZ is a self-contained unit, with its own kitchenette and bathroom. As well as their own private apartment space, residents can avail of the impressive communal areas, including three roof terraces, a Sky Lounge, a music room, a movie room, as well as an enormous garden with barbecue facilities. 

An appliance rental service is provided, allowing students to rent vacuum cleaners or other household appliances as required. Each resident can avail of hassle-free postal services, as each apartment has its own postbox. Day-to-day apartment maintenance is provided by a technician on call, who can quickly deal with any problems that might arise.

For many of the tenants, their stay at THE FIZZ will be their first time in Prague and perhaps their first time away from their parents, and the House Management team are available on site to make them feel at home. Reception is the first port of call from residents, where the experienced staff are happy to answer their questions and advise them on the city.

A key part of life at THE FIZZ is a sense of community, and new arrivals can expect a welcome event at the beginning of each semester, giving residents a chance to get to know one another. During their time at THE FIZZ, residents will have many chances to meet interesting people and make new friends, as large parties take place regularly throughout the year, celebrating the arrival of Halloween, Christmas, and summer. 

Although designed for and primarily marketed towards students, THE FIZZ is also open to non-students. Private individuals who wish to embrace a co-living lifestyle are also welcome to join THE FIZZ's community.

While finalizing the construction and opening successfully during the pandemic, in spite of constant changes regarding pandemic regulations and restrictions, presented a major challenge, says Batke.

"Due to the current COVID-19 pandemic, certain restrictions are currently in place and use of some of the community areas is currently restricted and scheduled parties have been suspended," she says. As each apartment has its own bathroom and kitchen, Batke says THE FIZZ remains a safe and pleasant place to live.

THE FIZZ is located at Na Zátorách, just two minutes’ walk from the metro station at Nádraží Holešovice, with the 6, 12 and 17 trams running past the door, as well a good night tram service. All of the major Prague universities are within 20 minutes’ ride on public transport. The Holešovice district has recently been named one of Europe’s coolest neighbourhoods and the magnificent Stromovka Park is just around the corner.
